Preparation of the administrative and sinking fund budgets for marketing purposes;
Organise the preparation of a Sinking Fund Assessment as required by the Act;
Preparation of the strata roll, minute book and all other records as required by the Act;
Obtaining the common seal;
Convening and holding the Inaugural General Meeting;
Opening a trust account with Macquarie Bank;
Arranging strata insurance quotations and effect as instructed;
Prepare certificates under section 109 of the Act within a 24 hour turnaround;
Convene and hold the first annual general meeting in accordance with the Act;
Prepare minutes of all general meetings and executive committee meetings; and
Attend to matters pertaining to the day to day management of the scheme.
