• Provide assistance and recommendations in relation to the preparation of bylaws, owners manuals and preventative maintenance agreements.
• Preparation of the administrative and sinking fund budgets for marketing purposes;
• Organise the preparation of a Sinking Fund Assessment as required by the Act;
• Preparation of the strata roll, minute book and all other records as required by the Act;
• Obtaining the common seal;
• Convening and holding the Inaugural General Meeting;
• Opening a trust account with Macquarie Bank;
• Arranging strata insurance quotations and effect as instructed;
• Prepare certificates under section 109 of the Act within a 24 hour turnaround;
• Convene and hold the first annual general meeting in accordance with the Act;
• Prepare minutes of all general meetings and executive committee meetings; and
• Attend to matters pertaining to the day to day management of the scheme.
