Below is a list of the standard strata management services that we provide.

Management

  • You will be assigned your own dedicated strata manager
  • Our strata managers supervise smaller portfolios than industry averages, according to recent benchmarking conducted by Macquarie Bank. This enables our managers to be more effective and efficient
  • We do not operate voicemail; you speak to a real person each and every time
  • Our strata managers adhere to a 10 point customer service charter
  • Our Managing Director and Senior Management Team are always available to help
  • We are active members of the Strata Community Australia (NSW)

Financial

  • Maintain separate trust account
  • Placing term deposits to maximise interest revenue on your sinking fund.
  • Prepare and distribute levy notices - either in hardcopy or by email
  • Provide a variety of convenient and safe levy payment options
  • Preparation of administrative and sinking fund budgets
  • Preparation and lodgment of BAS returns and annual tax returns
  • Assisting the schemes appointed auditor
  • Monitoring and arranging the recovery of levy arrears
  • Payment of invoices
  • Provide frequent financial reports to the Executive Committee – either in hardcopy or by email

Insurance

  • Obtain 3 quotations annually for the approval of the Executive Committee
  • Renewal of the approved insurance policy
  • Arrange for insurance valuations as required
  • Prepare and lodge insurance claims

Secretarial

  • Maintain the strata roll and minute books
  • Maintain the common seal
  • Record and retain notices under sections 118/119 & 120 of the Strata Schemes Management Act 1996.
  • Attending to written and oral communication
  • Arranging, notifying and attending meetings of the owners corporation i.e. Annual General Meetings, Extraordinary General Meetings and Executive Committee Meetings. s
  • Preparing and distributing minutes of those meetings
  • We operate a sophisticated document management system, fileSMART, to maintain our client’s books and records.

Repairs and maintenance

  • To arrange for the routine maintenance, repair or replacement of the common property and personal property of the Scheme.
  • To arrange for appropriately qualified contractors to undertake routine repairs to and maintenance of the common property and/or specified property of the Scheme.
  • Obtain routine quotations for repair, maintenance and replacement of common property or specified personal property vested in the Scheme.
